Steel-Framed Homes: Your FAQs, Answered

Once considered strictly commercial territory, steel framing is steadily making its way into homes across the country.

In coastal Florida, hurricane-focused builders use steel as a core storm-resilience strategy, engineering homes to withstand wind speeds that would devastate conventional construction. In California, builders in wildfire-prone communities are turning to steel framing for its non-combustibility, adding a critical layer of fire resilience where it matters most.  And in Hawaii, more than 70% of single-family homes are already framed in steel, a shift sparked by 1988 code changes requiring termite-treated wood (after which steel simply outcompeted treated lumber on cost and durability).

So far, the pattern is consistent: wherever homeowners face environmental threats, steel framing rises as a viable strategy for mitigating them. With the many benefits steel offers over wood, it may only be a matter of time until steel-framed homes are accepted as “the norm” across the country. Still, many homeowners have hesitations and misconceptions about using steel framing instead of wood. Here are some of the most common questions we hear about building a steel-framed house, answered. 

FAQ #1: “Does steel framing cost more than wood?”

Upfront material costs for steel can run comparable to or slightly higher than wood, depending on regional lumber pricing and market volatility. But that’s only half the financial picture. The real story is in what you don’t pay for down the road.

Consider termites alone. Nationally, U.S. residents spend an estimated $5 billion annually on termite control and repairs, with termites damaging approximately 600,000 homes in the country each year. Steel framing does not need to be treated for termites, sidestepping these additional costs.

Then there’s dimensional stability. Steel doesn’t warp, twist, or shrink the way lumber can as it dries and settles. This precision helps prevent drywall cracks due to shrinkage or warping, as well as the resulting air leaks that drive up energy costs over time.

FAQ #2: “How do you hang things like pictures or shelves on steel studs?”

It seems silly, but it’s a common concern. Lightweight items can be hung on the drywall with nails, or toggle bolts just like any other home. To secure heavier objects onto studs, nails won’t grip steel; a simple switch to screws will do the trick. 

And there’s no need to worry about compromising the structural integrity of the steel studs. Steel studs in residential construction are typically non-structural in interior partition walls, the same as wood studs in most homes, so small pilot holes for screws and anchors are no big deal.

FAQ #3: “Will steel framing make my house will feel cold, sterile, or echo-y?”

To put it simply: The stud material doesn’t dictate the feel of your home. The finishes do.

Insulation, drywall, flooring, and interior design choices are what determine acoustics, warmth, and character, not the skeleton behind the walls. A steel-framed home insulates exactly as effectively as a wood-framed one when the wall assembly is designed correctly, and it accepts the same batt insulation, sound-dampening materials, and finish work as any conventional build. You won’t notice a functional difference in comfort, warmth, or sound.

FAQ #4: “How does steel framing hold up in severe weather, fires, or earthquakes?”

This is where steel framing really shines. Steel is resilient to extreme weather and environmental events across all regions of the United States, whether it tornados in the Midwest, hurricanes in the South or East Coast, earthquakes in the West, fires in California, Alaska, or the mountain states, or termites in Hawaii. 

When it comes to wind and high-velocity hurricane zones, steel-framed construction provides superior resistance, engineered to withstand wind speeds up to 190 mph with certified Category 5 hurricane protection. 

On seismic performance, steel’s ability to flex and absorb force without snapping makes it well-suited to earthquake-prone regions. Steel is engineered to meet the requirements for Seismic Design Category E, which is reserved for structures near major, active faults. 

Steel also tops wood in fire resiliency. Unlike wood, steel doesn’t contribute fuel to a fire, won’t reignite, and can be fire-rated for up to four hours. This is especially noteworthy for wildfire-prone regions, where connective fuels (the flammable materials that let fire jump from point to point) are one of the biggest risk factors homes face. Steel framing simply removes itself from that equation.

In regions with excessive humidity and moisture, termites can be an even bigger threat than natural disasters. Because steel is an inorganic material, it is naturally resistive to termites—all without any harmful chemical treatments.

FAQ #5: “Will my homeowner’s insurance be more expensive with steel framing?”

Because cold-formed steel is non-combustible, it can actually save money on builder’s risk insurance, from 25 to 75%, depending on factors such as location, building type and insurer policies, according to an SFIA report. While that figure is most commonly cited in commercial and builder-risk contexts, the underlying logic extends to homeowners too. 

In fact, in regions that face heightened risk to extreme weather or wildfires, many insurance companies offer discounted premiums for homes built with steel framing. It’s important to note that in wildfire zones specifically, discounted insurance rates requires more than just steel framing. Taking proactive steps outside your home, in terms of preventative landscaping and fire-resilient exterior materials, are also key factors insurance agents take into consideration. Herd immunity is another major element: even if you build your house with steel and fire-resistive exterior choices, a wood-built house right next door could negatively affect your insurance. The more homes that are built with steel, the better off we all are.

In short, it’s worth having an explicit conversation with your insurer or broker about non-combustible and wind-resistant construction discounts before you assume steel means a higher premium. In many cases, it’s the opposite.

FAQ #6: “Will my siding options be limited with steel framing?”

Not at all. Steel framing is compatible with every standard residential exterior—stucco, fiber cement, brick veneer, vinyl, wood siding, and stone. Framing systems built around steel have no limitations on the types of roofing, siding, brick, stone, or other finish materials that can be added to achieve the desired finished look. If anything, pairing steel framing with a non-combustible cladding like stucco or fiber cement compounds the fire-resiliency benefit rather than limiting your design palette.

FAQ #7: “Does it take longer to build a house with steel framing?”

This depends heavily on regional trade familiarity, but the trend line is moving in steel’s favor. Steel is readily available throughout the country and can be purchased in stock lengths, pre-engineered, panelized systems, or custom cut. Because of the growing use of steel in residential construction, local lumberyards and commercial building supply warehouses are adding steel framing components to their inventory. 

FAQ #8: “Is steel more sustainable than wood?”

Yes. For homeowners who are passionate about building as sustainably as possible, opting for steel framing over wood is the way to go. In addition to not contributing to deforestation, steel is infinitely recyclable, meaning it can be recycled again and again and again without ever losing quality or volume. And whereas wood often needs to be chemically treated for protection against moisture and termites, steel is naturally resilient. For an even greener footprint, some steel can be made with low embodied carbon

The facts are simple and hard to argue with: Steel resists fire, pests, rot, and extreme weather; it can lower your insurance and upkeep costs; and it’s built to perform decade after decade. Wood may have built the homes of the past, but steel is building the homes meant to last.
